1. Scope of Agreement

These terms and conditions ("Terms") govern the relationship between PROBHA Group and its customers ("You" or "Customer") regarding the purchase and/or lease of properties developed by PROBHA Group ("Properties").

2. Acceptance of Terms

By purchasing or leasing a Property from PROBHA Group, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you must not proceed with the purchase or lease of a Property.

3. Property Details

PROBHA Group endeavors to provide accurate and updated information about its Properties, including specifications, amenities, and pricing. However, all information is subject to change without notice, and PROBHA Group does not warrant the accuracy or completeness of such information.

4. Booking and Payment

To secure a Property, You must pay the required booking amount as specified by PROBHA Group. The booking amount is non-refundable unless otherwise stated in writing by PROBHA Group. You agree to pay the remaining balance according to the payment schedule provided by PROBHA Group.

5. Title and Possession

Title to the Property shall pass to You upon full payment of the purchase price or lease consideration, as applicable. However, possession of the Property may be subject to certain conditions, including the completion of construction and regulatory approvals.

6. Construction and Delivery

PROBHA Group will make reasonable efforts to complete construction of the Property within the agreed-upon timeframe. However, You acknowledge that construction timelines may be affected by factors beyond PROBHA Group's control, including but not limited to regulatory approvals, force majeure events, and labor shortages.

7. Warranties and Disclaimers

PROBHA Group provides warranties on construction quality and materials as per applicable laws and industry standards. However, PROBHA Group disclaims all other warranties, express or implied, including but not limited to warranties of merchantability and fitness for a particular purpose.

8. Intellectual Property

All intellectual property rights in the design, architecture, and branding of the Properties belong to PROBHA Group or its licensors. You agree not to use, reproduce, or modify any such intellectual property without the prior written consent of PROBHA Group.

9. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of India. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.

10. Miscellaneous

These Terms constitute the entire agreement between You and PROBHA Group regarding the purchase or lease of Properties and supersede all prior agreements and understandings, whether oral or written. No modification of these Terms shall be binding unless in writing and signed by both parties.

By proceeding with the purchase or lease of a Property from PROBHA Group, You acknowledge that You have read, understood, and agreed to these Terms in their entirety. If You have any questions or concerns, please contact PROBHA Group for clarification before proceeding.
